The South West Wales Best Practice Club are pleased to present their next breakfast event with City & County of Swansea, Interserve Construction and Contract Services who were responsible for the refurbishment of two 11 storey council flats in Swansea, they will tell us about the challenges they came across while carrying out the works with the flats fully occupied. This included managing relations with the tenants, many of them vulnerable.
The difficulty of attaining access to the 120 flats in order to work efficiently and meet the programme was also a major consideration. Collectively they created a comprehensive liaison strategy that saw a bespoke service offered to each resident. The team were faced with a plethora of issues such as language barriers, illiteracy, mental health issues, lifestyle choice issues, and managing the expectations of shift workers and students who required quiet periods in conflict with the demands of the programme.

Mae Clwb Arfer Gorau De Orllewin Cymru yn falch o gyflwyno eu digwyddiad brecwast nesaf lle bydd Dinas a Sir Abertawe a chwmni Interserve Construction and Contract Services yn adrodd hanes adnewyddu dau dŵr o fflatiau cyngor 11 llawr yn Abertawe. Byddant yn sôn am yr heriau mawr a wynebwyd wrth wneud y gwaith tra’r oedd pobl yn dal i fyw ym mhob un o’r fflatiau.
Roedd hyn yn cynnwys y dasg o reoli’r berthynas â thenantiaid, llawer ohonynt yn denantiaid bregus. Ystyriaeth bwysig arall oedd anhawster cael mynediad i’r 120 o fflatiau er mwyn cwblhau’r gwaith o fewn yr amserlen a osodwyd.
Gyda phawb yn cydweithio, crëwyd strategaeth ymgysylltu gynhwysfawr a oedd trin pob preswyliwr yn unigol. Deliodd y tîm â llawer iawn o sialensiau, yn cynnwys rhwystrau iaith, anllythrennedd, afiechyd meddwl a dewisiadau ffordd o fyw. Hefyd roedd angen rheoli disgwyliadau gweithwyr shifft a myfyrwyr a oedd angen cyfnodau o dawelwch ochr yn ochr â gofynion yn rhaglen adnewyddu.
