From 1st January 2016, it is a legal requirement in Wales for all new residential properties to have sprinkler systems installed (it is already a requirement for ‘high risk’ properties such as care homes). Whilst an impending requirement, there is little detailed technical awareness in the industry of what this means in terms of design and implementation for developers, designers and consultants both during design and the delivery of the homes on site.
BRE have provided expert support for Welsh Government in their development and implementation of the legislation through in-house experts in the field of sprinklers, and are currently engaged (separately to this) in producing a study of pilot installations of sprinklers being undertaken across Wales.
This training seminar will recognise the need to the construction industry in Wales to be better equipped to address the imminent legal requirement for sprinklers in all new residential properties. A ‘summary sheet’ will be available on the day to highlight the core issues and steps that developers and design teams need to be aware of.
The seminars, and associated summary sheet, would cover:
1. The actual legal requirement
2. What property types the sprinkler legislation applies to and the transitional arrangements (new/existing, borderline cases such as hotels/hostels, prisons, etc.)
3. The typical approaches likely for meeting the legal requirements (relevant BS systems, other approaches, mains pressure/pumped systems)
4. The likely new steps in the development process required (water pressure enquiries, tank siting considerations, pump maintenance plans, etc.)

O 1 Ionawr 2016 yng Nghymru bydd raid gosod system chwistrellu ym mhob tŷ newydd (rhaid gwneud hynny eisoes mewn eiddo “risg uchel” fel cartrefi gofal). Er bod dyddiad cyflwyno’r drefn newydd yn agos, prin iawn yw’r wybodaeth dechnegol fanwl sydd gan lawer o bobl yn y diwydiant adeiladu am oblygiadau’r newid ar gyfer dylunio a chodi tai newydd.
Bu arbenigwyr mewnol BRE yn cynghori Llywodraeth Cymru wrth iddynt ddatblygu a chyflwyno’r ddeddfwriaeth newydd. Ar hyn o bryd (fel prosiect ar wahân i hwn) maent hefyd yn paratoi astudiaeth o wahanol systemau chwistrellu a gafodd eu gosod fel cynlluniau peilot ym mhob rhan o Gymru.
Bydd y seminar hon yn cydnabod fod angen arfogi’r diwydiant adeiladu yn well i ddelio â’r rheidrwydd cyfreithiol i osod system chwistrellu ym mhob tŷ newydd. Bydd taflen wybodaeth ar gael ar y diwrnod yn rhestru’r ystyriaethau craidd a’r camau y mae’n rhaid i ddatblygwyr a thimau dylunio wybod amdanynt.
Bydd y seminarau a’r daflen wybodaeth yn trafod:
- Yr union ofynion cyfreithiol
- Y mathau o eiddo lle bydd rheidrwydd cyfreithiol i osod systemau chwistrellu, ac ystyriaethau a threfniadau cyfnod pontio (achosion ffiniol newydd/presennol, fel gwestai/hosteli, carchardai, etc.)
- Y camau tebygol angenrheidiol i gwrdd â’r gofynion newydd (systemau BS perthnasol, gwahanol ddulliau gweithredu, systemau tynnu dŵr o’r prif gyflenwad/ systemau pwmpio dŵr)
- Y camau newydd tebygol yn y broses ddatblygu (canfod beth yw pwysedd y dŵr, ystyried lle i osod tanciau, ystyried trefniadau cynnal a chadw pympiau etc.)
