Maes Yr Onn Farm

Last week, Milica Kitson, Emma Thomas and Ed Evans, CEWales, joined the Welsh Government Minister for Natural Resources and Food, Alun Davies AM, members and officers of Caerphilly County Borough Council (CCBC), representatives from Scottish and Southern Energy (SSE) and Building Research Establishment (BRE) at Maes Yr Onn Farm, Manmoel, high above the Gwent valleys, to witness the opening of Wales’ first fully ‘off-grid’ and truly self sufficient farms!


The Manmoel area comprises of a small village with surrounding hill farms in the county borough of Caerphilly in South East Wales. The area around the village forms a remote rural community that was originally based on agriculture. The farm established in 1825 comprises 84 Ha and has been farmed on a commercial basis by Arthur Davies and his family for over 30 years. Unfortunately, the original farmhouse fell into disrepair many years ago and Arthur and his family lived off-site. Their efforts to re-establish a presence on the farm was further hampered by a lack of electricity, gas, water or sewerage services at this upland site.

However, with the support of a number of organisations, Arthur and his wife, Sue gained outline planning permission to construct a farmhouse on the former site in May 2011. The construction of the new farmhouse will ensure effective day-to-day management of the farm and stock and will enable further expansion of the business.


The project involved an effective working partnership between the key stakeholders including the Davies family, CCBC RDP Energy team, BRE and SSE. All partners have had an integral role to play in making the project happen and to turn Arthur and Sue’s dream into reality. The Council managed the project from its initiation. BRE provided the building design work and initial technical feasibility of the renewable energy technologies and SSE provided the funding, design and installation services of these technologies.

Apart from building a new residence for the family the main aim of the project was to provide a renewable energy generation and water resource solution in an off-grid setting. This involved some major challenges including balancing the various technologies and also ensuring compliance with all appropriate regulations including Planning, Building Regulations and the Code for Sustainable Homes.

So what about the role of CEWales? We came into this project at a relatively late stage but, through the work of the Wales Low Zero Carbon Hub (WLZCH), we will be monitoring demand, consumption and human behaviour at the farm over the next two years. We will analyse the data and report periodically on the lessons learnt from the project so that others can benefit from these experiences as they pursue their own ‘off-grid’ or partial ‘off-grid’ aspiration.

This project will help to strengthen the family’s presence at the site. CEWales are extremely excited to be part of this project and look forward to working with the family as they pursue their ‘low carbon lifestyle’ and share their experiences across Wales.

Further information on the project will be posted on our website as the monitoring phase progresses. We also expect to hold a number of events over the next two years to share the lessons learnt and these will be advertised on our website.

This is your opportunity to learn how Merthyr Tydfil Housing Association, ASL Architects, Graham Construction and their other partners are delivering an Exemplar project based on the core Constructing Excellence principles of collaboration, integrated teams, committed leadership and respect for people.

Merthyr Tydfil Town Hall is an iconic Grade II listed building in the centre of the town which had fallen into disrepair. Merthyr Tydfil Housing Association (MTHA) decided to renovate the building to bring back into use and to preserve and promote the history of the building given its location as the site where the Labour party was established in Wales by Keir Hardie in 1900. MTHA recognised that refurbishment could be a catalyst for regeneration in the Merthyr area and that a more desirable environment for people to live and work would increase the demand for MTHA housing stock.

This event seeks to explain how careful attention to design and construction, a focus on low carbon methodologies and a mature approach to risk management can transform a historic listed building, of which there are many in Wales, into a cost-effective and energy efficient community facility using local labour and materials. Despite adopting a relatively traditional contract strategy, a team approach based on openness and trust is helping to ensure certainty of costs, time and quality criteria.

This is your opportunity to hear from:
• the housing association client on their approach to the project, its regenerative impact on the community, whole life cost implications and how technology is supporting energy performance and costs
• Colin King of BRE will explain how an innovative strategy based on a ‘zoned approach’ will improve the energy performance of the refurbished building, ensuring more manageable running costs for tenants and building users
• the delivery team on how they are achieving all of this and what lessons have been learnt

This project was put forward as part of the Constructing Excellence in Wales Exemplar Programme so that others can learn from the actions taken by the team to deliver economic, social and environmental benefits. Contractors and Consultants – to better understand how their approach to risk management and value engineering can positively support clients and procurers in developing successful projects at sensitive listed buildings.
Facilities managers and maintenance teams - to consider the impact of the design and construction stages on the whole life costs of the asset and how a refurbished and remodelled listed building can operate with a reduced carbon footprint.

BIM Advanced 2 - Government Soft Landings (GSL) - Swansea

The traditional design and construction process creates and delivers project information that is contractually compliant, but is also insufficient to allow the owner / operator of  the asset to maximise its in use functions or smoothly move the asset from creation into  the asset management regime and FM processes. GSL protocols and the BIM approach can alleviate this dynamic and reduce the loss of information and improve the transition from construction into asset and facilities management. This course looks at the GSL process and processes and examines what it means at various stages of a construction project, from inception through briefing, design development, construction, commissioning (training and handover) through to in use measures in line with the digital plan of work for first 3 years post completion.

The session will look at the process and examine the practices used by various organisations around GSL. This course will be of interest to client bodies, designers and constructor teams and may be of value to manufacturers who are on the BIM journey.

A Final ‘Peer Review’ for the Constructing Excellence in Wales Demonstration Programme

The reactor buildings at Trawsfynydd are being reduced in height to lessen their visual impact within Snowdonia National Park, as the buildings will remain in "Safe Storage" until 2088. The Capping Roof project involves construction of an internal roof structure to provide interim protection to the lower levels of the buildings during the follow-on height reduction works and construction of a new envelope.

The project is participating in the Demonstration Programme for Wales, designed to promote Best Practice and innovation in construction through a wide ranging programme of projects and initiatives throughout Wales.

Come and hear from the project team on the challenges faced in constructing such a facility. You will have opportunities to participate in the discussion and provide your own ‘review’ or assessment of the project via a simple scoring mechanism.  This provides a valuable stage in the process of a project becoming a ‘demonstration’.

Delegates attending the site visit will need to complete a Trawsfynydd visitor form in advance, which will be sent to you at the booking stage. The forms will need to be returned prior to the event and photo ID brought on the day (passport or driving licence) along with full PPE including; safety shoes, hat, gloves, eye and ear protection and a hi-vis jacket otherwise access to the site will be refused.

Building Information Management and Modelling (BIM) is often thought to be most applicable to buildings and new build projects only. As a result of feedback from previous BIM course attendees this session has been created to consider BIM exclusively in the context of a Civil Engineering application and using civils based examples. This session showcases civils examples of BIM and also considers the different Return on Investment business case models of Civils BIM and Building BIM. This event will include showcasing and open discussion and debate around BIM4Civils and will inform the agenda and adoption both in Wales and for the BIM Task Group . Please come with your ideas, questions and topics for debate and discussion.

This is your opportunity to hear about the refurbishment of the Grade II listed Cardiff Royal Infirmary building to provide new local community health care facilities to suit the model of care adopted by the Cardiff and Vale University Health Board. This will take the form of GP practices, an Out of Hours facility, and new Sexual Health Clinic. The overall intention is the integration of social and clinical care within the facility in an outpatient environment.

The event will consist of a presentation from the Laing O’Rourke team who will brief on their two distinct categories at this stage, following the presentation a site visit will take place, full PPE must be worn.
